Marlow's Today screen on a phone, listing five items that need the agent's attention
The client's term-by-term review on a phone, with a question typed about the earnest money term
Overview
What Marlow does.
It runs a real estate transaction in one place: the agent works it, the client understands it, and the brokerage keeps the record.
For the agent
One screen for every deal.
Client questions, replies owed and deadlines across every deal, with a workspace for each one.
For the client
Every term in plain English.
The contract one term at a time, with questions going straight back to the agent.
For the brokerage
A dated record.
What was shared, what the client answered and each consent, kept with the deal.

08
The core loop
Getting the contract terms in.
01
The agent uploads the contract PDF, or types the key terms in by hand.
02
Marlow's server adds the rules and calls the AI. The key never reaches the browser.
03
The agent checks and edits every term before the client sees it.
V24
Manual entry works; AI once a key is set
The extraction rules
Read only what is visible and legible.
Keep every amount and deadline trigger.
Leave a field blank rather than guess.
Flag conflicting clauses; never pick one.
Never treat an end date as a closing date.
Sent with every contract the AI reads. The server adds its own guardrails to every call.
Building the review on a phone: each contract term as an editable label and value
Build the review

The core loop
One file for each contract.
01

03

The core loop
The client's review, term by term.
01
One term at a time, each with a short plain-English description.
02
Three answers: Looks good, I have a question or Not sure yet.
03
Each term says it is general information, not legal advice, and invites the client's own attorney.

The core loop
Questions back to the agent.
01
A question lands on Today and on the deal, next to the exact term.
02
The agent writes the reply. A saved draft is marked “Saved here · not sent.”
03
Sending stays the agent's call. Nothing claims to be sent when it wasn't.

The core loop
Building and sending an offer.
01
Each negotiable term gets a setting: the client's approval, neutral, or the agent handles it.
02
The seller's working authority fills in suggestions. One tap applies them all.
03
Choose the recipient, write the cover note and preview it. A close-out note ends talks either way.

Safeguards and status
Safeguards built into the product.
AI runs on Marlow's server.
The key never reaches the browser. Every request is origin-checked and rate-limited.
Fair housing is absolute.
The AI is told never to characterize a neighborhood or its people, or anyone by protected class.
Present, don't advise.
Marlow explains what a term says. Legal interpretation goes to the client's attorney.
Never guess.
If a document doesn't clearly state it, the field stays blank. A blank is correct; a wrong value is not.
Nothing pretends to be sent.
Replies and links stay drafts or previews until delivery is built. The screens say so.
The buyer controls loan data.
Only the buyer can authorize or revoke. The lender's link works only while consent stands.
2,291 automated checks in 53 suites, all passing on the V24 build.
